Pennsylvania Real Estate Tax Assessment Appeals

By: Jack Nash | Senior Manager, Property Tax

The 2024 real estate tax assessment appeal deadline for properties in the Commonwealth of Pennsylvania is August 1 or September 1, 2023 depending on the county’s class designation– this includes 65 of 67 counties. Deadlines for Philadelphia County and Allegheny County are October 2, 2023 and March 31, 2024, respectively. This deadline is for filing to the county Board of Assessment Appeals.

Filing a Pennsylvania Appeal by August 1st

Invoke’s unique method begins with a confidential desktop valuation of a subject property using an income capitalization approach and/or sales comparison approach to value. We then compare it to the equalized market value assigned by the assessor. If we identify a discrepancy, we have a discussion with property management and if possible complete a building walk through to confirm our findings. Once we determine we have an appealable value position we then recommend the best attorney and appraiser given conditions laid out above.

Our experienced team of Pennsylvania property tax consultants, lead by 30+ year tax veteran Jack Nash, has developed this tried-and-true methodology through years of working directly with the Commonwealth’s appraisal offices. Our consultants consist of former assessors, certified appraisers, statisticians, and other experts in valuation of real estate. They have found over the years that our customized approach and the teamwork between the attorney, appraiser, and Invoke is the best way to approach an assessment appeal in Pennsylvania and have seen immense success with appeals in all counties.

Board Level Appeals in Pennsylvania

An attorney is required to file appeals to the board in Pennsylvania, and Invoke has a group of attorneys that we recommend and work with based on property location, characteristics, and use. Our approach to appeals is not one size fits all, and neither is our approach to attorney selection. At the Board Level the appeal is not a legal dispute but more of a valuation issue. That is where Invoke is able to put together the right attorney and the right appraiser for the certain property type being appealed.

Invoke Tax Partners strongly recommends the immediate review of all Pennsylvania properties that have August and September 1st, 2023 appeal deadlines, and is providing complimentary reviews of all Pennsylvania commercial real estate in all counties.
